Refund Policy

In short: The application money of ₹21,000 is 100% refundable for applicants who are not allotted a flat in the draw under the U.P. Affordable Housing Policy.

1. Application Money

To apply for a flat in Kannan Greens, every applicant deposits application money of ₹21,000, irrespective of flat type (Type 1 through Type 8). This amount reserves your participation in the allotment process.

2. Refund for Non-Allottees

If your application is not selected in the allotment draw, the full application money of ₹21,000 will be refunded to you — no deductions, no processing charges. Refunds are made to the same account/mode from which the payment was received, within a reasonable period after the declaration of draw results.

3. Withdrawal Before the Draw

If you choose to withdraw your application before the allotment draw is conducted, your application money will be refunded in full. Withdrawal requests must be made in writing (email or letter) with your application reference details.

4. Cancellation After Allotment

If a successful allottee wishes to cancel after allotment, the refund of amounts paid will be governed by the terms of the Allotment Letter, the Builder–Buyer Agreement, and the applicable provisions of the U.P. Affordable Housing Policy and UP RERA regulations. Applicable cancellation charges, if any, will be as stated in those documents.

5. How Refunds Are Processed

  1. Submit a written refund/withdrawal request with your name, application number, and payment reference to info@upaffordablehousings.com, or contact us at +91 92669 01503.
  2. Our team verifies the application and payment details.
  3. The refund is credited to the original payment account/instrument. You will receive confirmation once the refund is initiated.

6. Failed or Duplicate Transactions

If a payment fails but the amount is debited from your account, or a duplicate payment is made, please notify us with the transaction reference. After verification with the payment gateway/bank, the excess or failed amount will be refunded to the source account.

This policy is subject to the Terms & Conditions of the project and applicable law. In case of any conflict, the official Allotment Letter, Builder–Buyer Agreement, and the U.P. Affordable Housing Policy shall prevail.
